What 'Turnkey' Means (Demo → Framing → Install → Finish)
Most patio door companies sell you a door and leave the demo, structural framing, waterproofing, and finish carpentry to whoever you can find. We don't. Our turnkey scope covers the full conversion: exterior wall demo, LVL or steel header installation, pan-flashed sill, fully-sealed perimeter, professional patio door installation of the new system, and finish trim on both sides — handed back to you ready to use.
Our 5-Step Process
Step 1 — Free in-home site visit, scope walk, and rough measurements. Step 2 — Engineered shop drawings with header sizing, structural callouts, and a fixed-price quote. Step 3 — Permit pull where required, materials staged from our Houston warehouse. Step 4 — Demo, structural framing, waterproofing, and door system installation by our in-house crews. Step 5 — Final trim, finish carpentry, operation walkthrough, and lifetime workmanship warranty handover.
What's Included vs Excluded
Included: the door system, hardware, threshold pan, weatherseals, structural header, demo, install labor, perimeter sealing, and interior + exterior trim back to drywall or stucco. Excluded by default: paint touch-up beyond the trim, flooring repair beyond the threshold line, and any electrical relocation discovered inside the demo wall. These exclusions are quoted as add-ons before work begins — never as surprises on the invoice.
Timeline & Permitting in Houston
Most residential conversions are completed in 3 to 5 working days on site, once materials are staged and permits are pulled. City of Houston permitting typically takes 1 to 3 weeks for openings that don't require structural engineering; load-bearing wall modifications add engineering review time. We coordinate the permit on your behalf and stage materials so the crew arrives the day demo begins.
